Closeable is software that sizes a financing stack and computes debt-service coverage, then tells you whether a deal is likely to clear SBA underwriting at the price and structure you entered. That is the entire product.

Using Closeable does not create any lending, brokerage, advisory, or fiduciary relationship. We make no credit decision, issue no commitment, and recommend no specific transaction, lender, or course of action.
The verdict, DSCR projections, capital stack, max-fundable range, three-lever alternatives, and every figure Closeable shows are estimates. They are produced by applying a general model of the SBA SOP 50 10 8 eligibility framework and standard debt-sizing math to the inputs you provide and confirm.

Actual underwriting decisions depend on the specific buyer, the specific lender's credit box and overlays, post-close liquidity, management experience, collateral, market conditions, and facts a calculator does not capture. Two lenders can reach different conclusions on the same deal — and either can disagree with Closeable.
SBA rules, SOPs, and program parameters change over time. Closeable's assumptions reflect a point-in-time reading of those rules and may lag official changes. Always confirm current eligibility and terms with an SBA lender.
Closeable's output is only as good as its inputs. You are responsible for verifying every number you enter or confirm. When you upload a document, optical character recognition (OCR) extracts figures automatically and can contain errors — always review the extracted values before relying on a verdict.
